As a Realtor, I have watched our local market in Hendersonvile and White House Tennessee make some interesting turns over the last severl years. Tough ones for many involved. Now let's fast forward to Spring and Summer of 2012. While searching for homes with buyers lately, there has been a noticable decrease in available homes for sale. Then, factor in the words, "quality homes for sale" and "affordable homes for sale". It appears that there are two critical price ranges that are being affected. First are homes in the "up to $140,000" price range and the second are homes in the "up to $200,000" price range that have become depleted.
While shopping with three buyers lately, two in Hendersonville, Tennessee, and one in White House, TN we struggled to find a home that would suit their needs. The first Hendersonville TN buyer finally found one that suited her, yet the other two are still looking.
Potential sellers in this Hendersonville and White House Tennessee price range should consider putting thier house on the market immediately for the 2012 summer shopping season. In our area, buyers are realizing that it is not wise to 'low ball" the sellers any more. Buyers who submit low offers are often disappointed when they can not come to terms and often the seller gets tired of negotiating. Just as quickly, someone else comes along with a more reasonable offer.
This is not to say that prices are rising, they have become stable and a good quality home is considered valuable to the buyer. Buyers in these price ranges are now willing to pay a more reasonable price for a home than they had in the past.
A Message to Sellers and Move-up Buyers
If you own a house in the shrinking inventory category, you can sell your home during this popular buying season, and move-up to the new home you have been dreaming of. Sell at a reasonable price and purchase a higher priced home at a reasonable price. And, let's not forget those fantastic interest rates that will help you get you in to that larger home.
