Sell Your Home Successfully - Stage it!
There are many sellers who want to sell their home, but never consider the possibilty of staging before they put their home on the market. If your home is vacant, then this should not even be an option, it is essential! If you still occupy the home, then consider some professional help to stage your home. This does not mean a large expense, as you control what you want done. Perhaps you need advise on rearranging furniture, or need to add some decorator items but not sure where to start.
One thing agents will agree upon is that homes that are prepared for the market will appeal to more buyers and will list at higher sales price than homes that are not market ready.
to begin my latest sucess story, you should know that my real estate business is located in an area of Middle Tennessee including Nashville, Hendersonville, Goodlettsville, White House and Springfield Tennessee.
It was Fall of 2011- I was asked to list a home in the historic Lockeland Springs area of Nashville. These are homes typically built in the 1920's and 1930''s era. Some have been extensively remodeled and others not so much. Being a very popular and sought after neighborhood, my seller thought it would be an "easy sale"
This particular home had extensive renovations about 5 years ago when my seller purchased the home. Many modern touches including high ceilings, cherry cabinets, a concrete countertop, completely new bathrooms, new electric and plumbing and an exterior makeover.
Five years later when the seller moved away and wanted to sell, I advised him that the home really needed some attention, including paint, some minor repairs and some staging for this vacant home.
As is often the case, my seller thought it was neccessary, because after all, he was in a "popular neighborhood" The house went on the market, empty, and tired looking. After a few months and now in the dead of winter, I suggested again that he take it off the market and wait until some well needed painting and cleaning could be done and then stage the home to make it warm and inviting to a potential buyer.
At the end of May 2012, the home had been painted, had some minor repairs, and staged. All thought the staging did not include any furniture, the stager was able to turn this home into a stunning show place.
Then end result was that it went on the market, and within 5 days we had 3 offers. Everyone loved this house! There is no doubt in my mind that this home sold because it was staged. The painting and repairs were a critical aspect, but the staging made the house look loved.
The seller was able to list his home for almost 10% more than we had done in the Fall and got a top dollar price. The home was right in line with pricing of similar homes, but this time around, the house was appealing to buyers.
